The Estates of Blackhawk is a family-friendly community, managed by PS Property Management Co., Inc. We are located in Pflugerville, TX, just north of Austin.  This subdivision features luxurious oversized home sites including attractive cul-de-sac homes.

Deliquent Homeowner Update-5/1/08

To date 6 liens have been placed in the community and the new management company is looking to place more in the near future.


Lowering Assessment dues!

The budget will be on the agenda for the next board meeting March 31 to revisit and refigured the 2008 budget due to the changes in expenses. The projected date of adjustment in homeowners dues are for the July Assessment period or sooner.

The homeowner assessments increased by 10% due to a number of reasons some of which include the following:

  1. Not receiving payments for past due assessment fee's. We have a high rate of deliquency for 152 homes. Approximately 30 homeowners which equals to be $16,000 assessment debt not yet collected.
  2. The process to collect costs the Association money up front and we are not reimbursed until the homeowner pays the debt. This is a process that has to be done carefully. To date 3 liens have been placed in the community.
  3. Continuing to pay approximately $4700/month towards the amenity center usage.
